Back from the dead!

Back to work written on the beach

I have been not posting too much over the summer due to the general difficulty in getting in touch with anyone over the summer due to vacations on my part and the part of others.  That said, I am reading some good books on marketing and strategy over the summer months and did manage to get away from it all for some good camping in Golden BC as well as I got out to Vancouver in June as well to visit some friends.  The September brings in the new school year and all the investors back from being abroad back into town to start doing deals in the cold again! The current theory that I have is that they are off travelling with the kids while they are off school while they can being it is much harder to get away for 10 days when the little ones are back in their desks by Monday.  Being that everyone is filtering back I am sure thinks will be greatly picking up very soon.

 

The Calgary market still shows now signs of slowing even through the summer season, I will be interested to see what the cold does to prices in this city, as I hear that prices in the Vancouver area are starting to show signs of slowing.  In the local news I currently have a number of clients that are looking for Rent to own solutions and with the current market space in the local area that seems to be a very hard strategy to execute with the high prices and low inventory.  If you or anyone you know can do a rent to own in Calgary at this time please give us a call or email as we have 4 clients right now qualified and ready to go!

Market continues to be crazy in Calgary

Renovation, High price, growth

I have been very busy getting my current renovation project moved toward completion and have been vetting a few lending deals over the last few weeks.  This is a very exciting time to be a seller in Calgary with how much competition there is from buyers outbidding each other riding on the fear that interest rates will be raised by the bank of Canada sometime in the near future.  There is a lot of promise in the renovation space in Calgary right now due to the low inventory of great homes to come onto the market for buyers who do not wish to pay 1,000,000 for infill in the inner city or live in a new community if they work in the core.  I personally do not think that the economy in North America has shown enough signs of growth in many of the key areas such as housing starts to justify an increase in rates in the near future.  I however do not have a crystal ball (though if I could get my hands on one that would be great!) and we could see some surprises by the end of the year.

Meeting lots of great people

Meeting new investors to guide in real state

I met some great investors today and very much look forward to helping them find their niche in the Real Estate Game!  I have been working on the bid by proxy project for Texas and look forward to moving things on to the next step early this coming week.  The structure, pricing, and details for the new investor mentoring package will be posted in just over 30 days time and we are very excited about that and have only the highest quality instructors available for more advanced education needs or when I am unavailable to teach those strategies!

Time is important in the meetings

I have been in contact with my Tax lien and deeds partner and will be meeting this week to start finalizing all the details for the bid by proxy system for Tax Deed auctions in Texas.  This is a very exciting process where you can bid on properties from the comfort of your own home after reviewing the research that we will provide through our services.  There have been properties purchased via this method for as little as 6000.00 Canadian! Deals like that just don’t happen in Canada I don’t care what market you are in! Texas is an economic power house of the US right now with low unemployment at 6.4 % less than half of the average in many states this is an area that has all the economic fundamentals for prime real estate investments where you can reap the rewards of higher than average returns.  If you have any questions by all means contact our team for more information.

Hello investment world!

Today I was involved in an excellent event provided by Jarek and the team at Canadareic.com the fastest growing network of real estate investors in Canada.  There were top-notch speakers at this educational event that came from as far away as Toronto and all provided insightful and interesting presentations.  I was also humbled and deeply honored to be named the very first CanadaReic.com Investor of the year!!  I was surprised to be picked from a list of over 15 other candidates for the award, my contributions to the canadareic community, and willingness to help others, and my tenacious determination to build my business are what I feel was recognized by this award.  I would like to personally express my sincere gratitude to Jarek at CanadaReic for starting a club run by investors for investors like me.  I would assuredly not be where I am today in business if it were not for his determination and persistence in helping members of the real estate community.

Time Sensitive Deals!

I have 2 time-sensitive deals on the go that I am voraciously trying to find buyers for and after a long weekend and a nightmare week at work I am trying to catch up and close them both!! I have also been looking for 2 more renovation projects in Calgary and as yet have had no luck being able to find a good one.  There was great event at Sunterra market provided by some associates of mine and it was very informative to learn about wealth cycles and how they affect the returns you can get on your investments, if you have any questions about that just send me an email and I can provide you more info.
